What are measurement services?

Floorplan services are just what they sound like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a floorplan service work?

During a measurement service, an appraiser takes measurements of the home or property with a measuring tool — generally a tape or laser measuring device. As they walk the house, they note the layout of the rooms and other features, like stairs, entryways, and fireplaces. They might sketch the property. Then, the appraiser types up a report and a more detailed floorplan showing the total area of the home and the overall layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are floorplan services necessary?

Real estate taxes

Tax records frequently reflect the wrong area of a property because the values can come from many sources, and sometimes go unverified — meaning you may be taxed for more square footage than you actually own! Unless an appraiser has recently completed an evaluation on your property (after any remodeling that may have affected square footage), you'll need one to perform a measurement service before attempting to challenge your taxes. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling a property

A measurement service can secure fair market value for your house. Square footage is one of the most important elements potential buyers look for when purchasing a home — but since these values are frequently estimated rather than properly measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price for your home, but possibly even the amount of interested buyers. The only sure method of using a precise GLA when listing your home is to refer to a recent appraisal or home measurement service performed by a certified appraiser (after any renovation that might have affected square footage).

For real estate agents

To ensure that your client's home sells at a price that accurately reflects true market value, we advise seeking a floorplan service for the property. Your clients, and especially potential buyers, will be grateful for your scrupulousness, and you can be assured that the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tactic to entice potential buyers because they can see the layout and features of the home before and after touring.
